Post: Non-Paying Tenant has cancer

I have owned single family rental properties for several years, but am now faced with a unique problem.  A tenant moved in last fall, and after 3 months of paying rent is telling me he has cancer which has zapped his finances.  He is now 3 months behind on rent and keeps telling me he is preparing to sell some things to get caught up, but I don't see how he can do this and stay caught up.  I don't know if he is really sick but I don't want to question that and at the same time I don't want to be taken advantage of.   He is begging me not to evict him and I know he is selling a family house out of state (verified by the realtor) and assures me once that is sold he will get caught up and even pay a year in advance.  Any thoughts or suggestions?  Thank you!
