I'm familiar with the concept of exchanging a property for one of greater value to delay taxes. But, how exactly does the process work? And who is involved in the exchange?

If I have student debt and poor credit, should I focuse on repairinng my credit before investing in rental properties or can I use an LLC to build a separate line of credit? Or any advice on getting started with debt. Thank you for your time.
