Sorry I'm late to the party, this thread is awesome, a lot of valuable information on here. I'm thinking about pulling the trigger on my first vacation rental property in 1-2 years, OBX seems like a good fit given that strong cash flow is possible (particularly if self managed), and beachgoers have favored home rentals over hotels long before Airbnb/VRBO existed. 

My biggest concern though is that the market is becoming saturated with STR's. There's a lack of STR regulation in OBX compared to other markets and property prices are still attainable, which creates a relatively low barrier to entry. There's 1,800 STR's in Corolla alone. Does anyone think the market is oversaturated? Concerned competition will increase while returns diminish. Curious to hear what others think. Would be super sick to own a property that could cash flow all Summer and use sometimes in the offseason.

Thank you guys so much for your advice. The San Diego Investment Club posts the guest speakers talks online, so I have started watching those. Question: For "networking", do all the investors sit, talk, and exchange information, or is it more than that?

Hello BP! For the past several months, I have been lurking on BP, reading a lot of informative blogposts and listening to some of the podcasts this site has to offer. I am reading The Book on Flipping Houses right now, my 2nd Real Estate book. I really love learning about Real Estate investing and I feel that this is the right field for me. However, I face one major problem, my age. 

I just turned 17 and there is not much opportunity for me because I'm not 18. I can't buy Real Estate and even if I could, I have little money, which has to go towards a car. While I learn more about RE, I also want to get out there and get started in the business. Are there any opportunities for me, or is it just too early? I've considered bird dogging but I highly doubt that anyone would listen to a 17 year old. Thank you in advance.

Hello BP! I am 17 years old and I have been very interested in the real estate business for the last 6 months. I learned about investing through the reality TV show Flipping Vegas and then began to watch real estate "gurus", talking about flipping homes in "6 easy steps". A month ago, I realized these gurus were telling lies and joined Bigger Pockets and have been lurking around quite a bit ever since . My goal for now is to learn as much as I can about real estate so I will be able to make smarter decisions when I start investing, hopefully in college.
