At the moment I'm brainstorming.

Kind of don't like the fees associated with a SDIRA, or the fact that I can't pay myself out of the cash flow.

I have a personal residence that I'm planning to sell in a few months.  I should have some equity from that that I'll likely use instead.

And/Or, I might entertain taking out a chunk from ROTH IRA basis, leaving the gains alone. Can I do that without penalty?

If I choose a cash book LLC , what kinds of limitations are there on paying myself from rental cash flow?

I have 90K or so in a Roth IRA.

I’m interested in using it more effectively.

I currently have one rental property.

I don't currently have a real estate investment LLC, but I'm thinking about making one.

I don't currently have a self directed IRA, but I'm thinking about switching my Roth into one.

Would you:

1) Roll it into a self-directed checkbook or real estate IRA/LLC?

2) Or cash it out and take the hit?

If yes - do you have a recommended SDIRA management company?

$410k is from a realtor CMA.

If I were to refinance, I could cash flow $200-$400-ish, but equity might be enough to make DP on a new residence for me AND buy another SFR to cash flow if I pick the right market.

I lean toward liquidity so that I can reinvest equity as down payment in another market.

I believe98277 is artificially high value right now due to Navy base and would like to cash out in Sellers market.

Wise choice?

Appraised at $410

Currently rented by tenant whose lease is up in April 2018.

Current rent $1850 ($1680 after PM expenses).

I live out of state.
