@Caroline Gerardo thank you for your reply. So first mortgage was AAKO INC. Boulevard mortgage company then they assigned Washington mutual bank. This took place 07/12/2002 mortgage and the assignment of mortgage

New mort from AAKO then they did it again to financial freedom senior funding

Then in the same year another record mortgage from secretary of housing and urban development

A release from AAKO IN 5/4/07

12/18/09 assignment grantor financial freedom to mortgage electronic

Then they to bank of new York Mellon

Then they to mortgage assets management.

Mortgage assets are the plaintiff.

And when I look up the doc on all mortgages it say 288,000.00 and it seems that all of them besides the first mortgage are adjustable rate open-end home equity conversion. One of them did say second

The plaintiff doc that I was reading say nothing about which mort it was but the total mort that is was and that was 288,000.00.

So I need some help with understanding assignment of mortgage. Why would I see assignment of mortgage being past around like a hot potato? Should I worry about bidding on this house? Plus I see on the doc adjustable rate open-end home equity conversion mortgage. What would I have to worry about if I win the bid? I feel this owner has no equity in the home because there are two of these mortgages.

@Chad U. OMG THANK YOU SO MUCH!!! I feel like I need to pay you for all of the information you are giving me. The redemption period was the most I was fearing with moving on actually bidding on the 7th. I really appreciate all of your help!

@Chad U. Thank you! That last bit really opened my eyes. As being absolutely new to real estate and self teaching myself about sheriff sales and everything else that's included in real estate investing i only have so much i want to spend to cover any other hidden expenses. Do you have any recommendations for professional title companies that I can use online? I'm very busy running my startup and don't really have time to go to title offices.

So I went on my local government site to do a title search on a property that I'm interested in and I'm reading what I think is the foreclosure document however, it doesn't say anything stating it is. When looking at OPA # it matches, so reading document and the sole owner seems like she past away in 2018 "God bless her soul". The last sentence states Thereby vesting title upon... known heirs of Mary Ann campbell, deceased. Would this be a bad investment just because it seems too many people have ownership of the house?

buying houses in judicial states in auctions.

I would like to know how's the bid decided from the judgement and the reflection on the plaintiff owed amount? I know you want to know if you are buying 1st mort or 2nd ect. However I want to know if first mort has any charges that I need to know from the first mort? I may not be understanding the materials I'm reading or the videos I'm watching but it seems like the owed amount is the open amount in judicial states. And if I win in a 1st mort with no liens surviving the foreclosure I'm clear. Plus is it 12 months redemption period for PA?

@Chad U. Thank you for your reply! I actually was able to look up the address on the property at the county office online. All I'm trying to figure out now is if it's a first mort foreclosure or second ect. I'm absolutely 100 percent new to all of this real estate stuff and looking at all of the mort, release of mort and ect. Is confusing to me. Luckily I have six more days 🙂.

@Minna Reid thank you for replying to my question! How would I order a title exam? See I'm very busy as I own a mold remediation company and am the only employee. I would like to do everything online if possible. I'm in Philadelphia so the sheriff sales are all online now.
