I'm a new Realtor looking for assistance on business structure for my business and then also for my investing.

Thank you @Justin Lanciault, when talking to the listing agent, have you asked anything specific to get a response that wasn't "highest and best" or anything related to bottom line?  

@David Fernandez, thank you for your response. To clarify, on pre-inspection, realtors/buyers would have an inspector present during their showing to give them a sneak behind the curtain so that they may be educated and not just waive their inspection just to win?  I agree that building rapport and relationships are important, how do you breakthrough when sellers only mention: "Highest and best" or "Seller wants the most money with the least hassle."  Lastly, I appreciate your main takeaway: setting clear expectations.

@Joaquin Camarasa, that's interesting, what in your opinion is the cause for condos to become as competitive?  Is it supply issues?

@Russell Brazil, so, I'm a new agent - not as well connected with very few relationships. How do you source off market properties?

How is anyone getting offers accepted?  Have any been accepted with contingencies (i.e., appraisal gap, or home inspection)?

I'm located in the DC-Metropolitan area, licensed in Maryland.  Please advise.

I understand the importance of a team and want to know if anyone has any suggestions on building a team; this includes but not limited to: property manager(s), real estate broker, CPA/tax strategist, investor(s), lender(s), bank(s), etc.  If it helps to answer, I'm now in Waldorf, MD a little ways outside of DC but closer to PG County, MD.
