@Sebi Ardelean How did this work out for you? My wife and I want to do the same thing. Did the lender consider the property “owner-occupied” using it as your address and ‘base’? Did they say how many days per year you have to be there in order for it to be considered “owner-occupied”?

@Cody Barna Thank you for the response. Much of the subtle details I wouldn't have thought of. But as far as building rapport and asking how to help them, how do you go about doing this in a quick initial introduction? 

I would find it odd if someone knocked on my door and asked if I needed any help with my home or finances.

I am in Denver and would like to raise capital by wholesaling. However, as that I do not have the budget to begin direct mail marketing, I am going to start door knocking (since I can do this for free!)

That being said, I have never done any selling door-to-door and have no experience doing anything similar to this. 

What are key questions I need to ask owners? What are key approaches I need to have when doing this?

Greetings!

Due to being in Denver, I've seen that my market is not profitable for cashflow rentals, but has opportunities for wholesale or flipping. 

What experiences and knowledge would you deem necessary in order to go about estimating rehab costs in order to determine if an opportunity is, in-fact, a profitable deal? 

I would like to raise more capital this way before investing in rental properties out-of-state.
