I am looking at a 2 bed 2 bath approximately 1089sq feet unit. The unit sleeps 6 comfortably with a murphy bed in the living area. It is in one of the nicer condominium complexes in the Fort Walton Beach, FL area. Has community pool, jacuzzi, workout area, and comes with free beach service. It is a first floor walkout towards the beach, however there is retaining wall obstructing the beach view but I still see the walkout as a huge plus especially for families. It was recently updated as well. Current asking is $235K. The 60-70K I mentioned above was for a different unit, my wife had gotten them mixed up. Not sure exactly on the gross income for this unit, the owner is getting back to me on that. It is already booked for the summer season which is better than some other ones I have seen.

Would love your opinions on it. From what I have seen it seems like a good price compared to other similar sized condos in the area.

I am considering buying a Florida vacation condo rental. As part of the consideration, I am trying to figure out how I can get the largest tax advantage. Is it better for my wife and I to purchase the property and have it under our names or to create a LLC and own it under that? Which has the better tax benefits to us? What are other pros and cons to each option? I am very new to all of this so I need lots of help and BP seemed like the right place to ask!

What do you all think of buying vacation condos in Florida as an investment? My wife was staying in one and was talking to an owner saying she was bringing in 60-70K for her 1200sqft condo in Ft Walton Beach. Is that realistic or is she grossly exaggerating? Just wondering your opinions, not something I would probably get into but curious of your thoughts.

Darrin Carey Can you elaborate on the 2% rule? Like I have said I am extremely green in real estate. The way I understand it is you should get 2% of the price of the place in rent? Thanks!

I am looking to purchase my first REI very soon. For those that may know the area I am looking in South "Suburbs" of Dayton OH. I am trying to debate between a duplex and a single family house for my first purchase. Thoughts? Experiences?
