I've learned, while working with private investors, they each have different goals and expectations. So I always have a conversation about their goals and how I can help them reach those goals. as long as it's a good yield you want miss out with either Dallas or Ft. Worth both are hot!

Hi BP, I have the opportunity to purchase some land in the DFW metro, I'm just wanting an idea of the pros and cons of investing in vacant land. Are there any land investors out there?

Hi BP, I just acquired a property in the DFW area and of course I'm going to need some foundation done. I used a third party engineer to write up a report. I've been calling around and I've noticed most foundation companies have several months waiting periods. I was just wondering if this is normal practice? With people getting hard money loans I couldn't imagine them waiting months to have foundation done. Feedback would be greatly appreciated.

@Ben Dunavent apparently I was originally speaking to the assistant. After speaking with the escrow officer she informed me that they can handle it at closing.

Thanks for the help everyone. Look forward to closing and showing the before and after pics.

Hi BP, I'm in the process of purchasing a property and the seller has an $8,000 lien on property. Seller thought they could pay the lien off as part of their closing cost, but according to title company they need to pay the lien first before we close. Should I pay the lien and subtract that amount from the sales price or how would you guys handle this situation? Thanks for the help
