Hi, I'm trying to buy a property from what appear to be a first time wholesaler. The person has the property under contract. My usual go to bank can't finance it because the contract isn't between myself and the actual seller. Also hard money lenders are also seeing this as a problem.

Any suggestion on what to do here? I can buy this property under my name or even under an LLC.
