I totally agree with Bruce. With the rise in housing prices the wholesale market has become depressed and good deals are few and far between. There are wholesalers who say they are doing 10-20 deals a month in Orlando - don't buy it. I have even seen different wholesalers market the same property!
I have actually had two wholesalers tell me they each had it under contract and claimed to not be aware of the other. I have seen more and more of this in the past year. Sign off a lack of inventory? Who knows.

I automate Craigslist leads for specific properties I'm interested in buying. Lately I noticed a new Craigslist "scam" and I wanted to make everyone aware.
After seeing a duplex ad, I sent an email reply requesting more information (there was no phone number). I never heard back from the seller. Then I noticed I was beginning to get tons of "leads" for duplexes, but one in particular caught my eye. It was immaculate inside which I found odd since it was in a war zone. Also, the pics in the ad had a MLS watermark. So I copied and pasted those images into Google Images and found those pictures were from a property listed by a realtor in another part of my state, not in the city advertised. This was the first of many that I checked and all were using pics from other properties.
Lesson learned: screen Craigslist ads for authenticity so you don't waste time.

I agree with Adam - I am constantly getting emails from different companies trying to sell the same property AND with different asking prices!
I have been wholesaling for two years by doing consistent marketing monthly with good success. The first quarter of the year was good but has since slowed down. Was just curious if others are experiencing same.
