It is in addition to the 5 bedrooms and is, indeed, just awkward extra space. 

I did catch our lender's appraiser as he was appraising the house and he also gave great advice...the house has plenty of bedrooms, 2 living/family rooms, and the weird garage room would just make more sense as a garage. He appraises the space at $5,000 whether it's a garage or "finished living area". PLUS he told me how we can add just a few small changes to a "Florida room" addition on the back of the house to qualify it as "finished living area" and recoup 160 sqft of the 300 lost from the garage space! 

Greetings from Fredericksburg, VA! :) This site has been incredibly helpful in helping us make our way into our first flip! She's a little gem straight out of the 70's...seriously looks like the Brady bunch lived here.

2,700 sqft (300 of that is a finished 1 car garage) 5 bedrooms, 3 baths

We don't know what to do with the finished garage space. Should we turn it back into a garage or leave it as finished living area? The garage door has been removed and a sliding glass door appears to have been nicely installed in it's stead.
