Thanks for all the advice!  What I've gathered so far in my investigation is, the seller purchased these tax deeds 20 years ago and is ready to cash out before the properties are foreclosed due to back taxes @Dan Mahoney.  The redemption period has well expired.  The caveats are 

1. she never foreclosed on them.

2. combined she owes $22k in back taxes.  

These areas are extremely active and highly desired @Bruce Lynn.  Now the comps for new construction single family homes that surround these lots are, on the low end $200k and on the high end $600k.  One lot is pretty small and next to substantially larger homes, but a tiny house could work in that market.  Thanks for the idea @David Tubesing.  

I've just reached out to a company that does surveys.  They quoted my $3800 to survey all 5 lots, which includes everything, boundary lines, topo and trees.  Is this pretty standard pricing?  Waiting on a quote from another company as well. 

I am still in my due diligence period so there's still a lot to consider and research, but I'll keep you all posted on my progress.  Thanks again for chiming in everyone!

Hello BP!

Question:  

I am considering purchasing 5 Tax Deeds as a package deal from another investor.  These properties are all vacant lots in very desirable areas in Fulton and DeKalb Counties in Georgia.  Since I've never purchased a Tax Deed, I would appreciate any advice from some of the more experienced investors that have come across deals like this.  What are somethings I need to consider while doing my due diligence?  Thanks for any nuggets you can provide!
