Hey Bigger Pockets, back in April I switched from a W2 job I had for 5 years to self employment. I've talked to about 30 lenders and get the typical response of "you need 2 years of verifiable self employment income". Did anyone else buy a primary residence while in a similar situation? I'm looking for creative deal ideas, good private lenders for single family, primary residences, and whatever you think may help me achieve my goal in the short term. Are there any good resources for owners offering seller financing or is this something I need to start asking every seller?

We are currently looking for a solid group of GC’s who are problem solvers. Things don’t always go as planned, and we need people on our team that are willing to work to find or create solutions rather than wait for us to find an answer for them. We’re planning on doing 20 flips next year, and 3 to 6 more this year. I would love to hear about the contractors who work with you that have helped increase the efficiency of your projects. If you have a story about how the general contractors you are recommending have helped you overcome an obstacle at one of your investment properties, I would love to hear it! Thanks!

@Brett Tvenge thanks! Do you have any advice on finding buyers of bare land? I know it’s a tricky one. I’ve done some single family home deals before, but never bare land.
