What's online affiliate marketing? How stable is it? Will you most likely still be able to bring in that much in 5-10 years?

Brian if you sell in 5 years would you receive any of the proceeds from the sale since you didn't put any money in it?

I would jump on this. Regardless of appreciation anything with a cap rate around 10% sounds great!

Would I maybe be better off getting into the note business instead considering it may not be as much of a time commitment? What returns do note investors usually aim for?

t6 as in top 6. About half of my class if not slightly more have offers from their summer internships which pay the market rate which is still 160, with about a 10k bonus.

No I meant per year. And by the eight year my salary would be around 270, so maybe I could put away even more

@andres piedra may I ask what market you are in? What is the projected COC or cap rate on those properties? I think you may not be able to have your wife obtain more if you have joint bank accounts or something like that
