This is a small scale, low risk investment opportunity maybe for someone looking to get into investing or is less risk prone. 

This isn't a general land flip but a value add one were you finance the property, I do the manual work and clear raw wooded land for home building and you receive a fair return on your investment. The property i'm looking at now is about 17k but im working on lowering that down. As a general rule of thumb if you clear land to make it buildable the property value can double or triple. 

A bit about me. my SO owns a duplex and I was there from start to finish, doing all the repair and maintinence work and learning tons. However, dealing with renters wasn't something I enjoyed. I didn't like cleaning up poop when the main line backed up, battling birds out of a house when windows were left open, or figuring out the sketchy wiring someone previous had jerry rigged together. However after buying a new property with a heavily forested area in GA I found I really enjoy land clearing. getting rid of brush, trees and leaves and making land usable is satisfying which is why i'm forging my way into developing land. No tenants, no birds, no lock outs, no poop. just GIS, flood maps, elevation, property lines, chainsaws and a bit of sweat equity. 

I'm looking for a sliding scale investment 

0-12 months - 10% return

13-18 months - 12% return

18+ months - net profit split of 25%
