Are you going to rehab as owner/builder or are you going to hire contractors? If you are going to do it your self try to locate local suppliers where you can find various materials. And talk to one or two contractors for labor prices of variuos finish items. You can try some online tools that will give you "estimated" cost based on unit measurements.

I don't think you will be able to get a magic number on the internet because each area prices vary based on material and labor availability. Even if you get a magic number from internet I would be very hesitant to use it.

Hi @Tom S. I agree with you and that is why I said I am not an expert. I was speaking based on my experience setting up my general contracting firm and the advice I received from attorny when I was setting up.

For long term and large scale investments there are no benefits of doing it as sole proprietor (No corporation or entity). Your exposure is very high. I am not expert on this but from what I know you get tax benefits as corporation or legal entity that you do not as Sole Proprietor. And the most important reason to go this route is to protect your personal assets from a legal claim. A renter in one of your investments can sue you and your exposure will be limited to that one corporation under which that particular investment property is vs. putting your cash, and other investments at stake when you are sole proprietor.

You should set up a legal entity if you plan to invest for a long time. Check out your state regulations and expenses on seting up different types of entities and pick which ever suits you better. LLCs are more commonly used for investing.

Hello everybody,

My name is Mitul Patel. I am from Cupertino, CA. I work in construction industry as a multi family housing project manager in San Jose area.

I want to start investing in Real Estate and wanted to get educated first. I stumbled upon BP and since then I am hooked to it. I want to transition to a full time investor in a couple of years. Working in construction industry I have a good understanding of rehabbing, and new construction. Buy and hold seems to be the strategy that attracts me. I want to learn every thing that is out there about buy and hold. I also want to do some flips to get an understanding of the entire transaction.

This is a great site with great information, tools, mentoring, and friendliness. Definitely looking forward to participate and grow my network of fellow local investors.
