Dan - I hope your still getting bites on your wholesale deals in Cincinnati. I'm a new investor/wholesaler in Cincinnati. I've actually been getting your emails marketing your properties so we must have loosely crossed paths at some point. Either way, solid marketing plan which I certainly can appreciate.

I'm currently rehabbing a property in Hamilton that I originally attempted to wholesale. I've been dropping bandit signs and doing some spotty marketing but plan to ramp things up this spring. Hopefully we will run into each other and can do some networking and share some contacts.

I have a property under contract in Ohio that the homeowner is signing over to me for free, minus closing costs. I have 45 days to close and I am considering wholesaling or rehabbing myself. My question is, if I take posession of this myself - will I be able to get a hard money loan to make the 40-50k in repairs after I close - or would I need to determine prior to close and have the HML listed on the title?
