Thanks Marcus. The house next to ours has a septic tank, so I'm wondering if the code has changed since that one was built in 2001. Most municipalities I've talked to while in due diligence on other lots have said it would need septic. There aren't sewer lines at the property, just electric and cable lines.

Are they any recommendations for new home builders in South Central Wisconsin? We are purchasing an undeveloped lot next to an existing home and need to custom build a lake house that will be an AirBnB.

Any roadblocks to look out for that others have encountered with development in the state?

Does anyone have experience setting up an LLC in Indiana when you do not live there? We've started the process, but are being told we need to either be a resident of the state or have an office there, which we aren't/dont. Any help would be appreciated.

Thanks @Adam Farag. I am open to both options as long as the numbers work out. I already have a few contractors and handymen if I need to do some rehab work. I also have a limited background in remodeling.

Thanks for the advice @Dale Stevens. I already have it approved by my building as we are at 11% rentals.  My borther-in-law is also a real estate attorney here and has gone through all the landlord materials needed since Chicago is the least friendly landlord city.

Thanks @Jerry Stanford. What kind of investing are you working on getting into? Any areas of Chicago you specifically work in?

Hello BP community. I'm a new investor in Chicago and looking to get started in buy and holds. I currently am working on converting my condo to a rental property when my wife and I close on our new house. I'd love to connect with other investors in the area. I'm excited about all the great resources here.
