Post: Replacing broke garage door opener

Hello,

My husband and I are renting our first unit and the new tenants broke the garage door opener unit in the first week. It needs replaced and our lease clearly states they need to do this. My question is do we buy it and then bill them? If they put it in on their own then we don't really have a say in how it is done and which one they have bought. My husband is willing to help them put it in to save them the 200$ it cost for the garage door repairman to do it. Any advice is appreciated.

thanks Matt, that is what we ended up doing. It was a couple who are in an obvious new relationship and did not have rental history. They said they had been living with father for the last 5 years while he was sick. I am sending check back and telling them we took other applicants.

First time landlords 2 applicants legal advice. My husband and I are renting our current home for the first time to acquire a little extra income for our new home. We had our first open house after 2 days of being on the market and have two applicants. My question is I know I cannot discriminate against either applicant if everything checks out but one applicant really stands wrong with my husband and I. Do I go ahead with a background check on them knowing I really don't want to rent to them or do I give the check back and tell them its rented if the other couple pan out? I hope this doesn't come across as offensive to anyone as I do not want to be judgemental but the applicant even had to have the co-applicant spot her the 20$ for the application fee. Also I should mention that the ones we are leary about are the first applicants.
