@Eric Mcginn I'd check around and talk to small, local banks and credit unions to see what your options are. Another route is to talk to local mobile home dealerships and your local manufactured housing association. They may be able to help and send you a few referrals. 

Also, you can try finding some real estate agents who actively list and sell these types of properties. They may have some contacts in the industry.

@Jeremy Lack I'd start out with books on the subject. Learn from the authors who have experience and write about it. Other than that, you may want to check out a few podcasts and videos online before you dive in further. 

Personally, RVs can work but is dependent on the market and supply/demand in the area.

@Adam Zima It would depend on your market. You'd have to do an in-depth market analysis to get a better idea. Sounds like a mix of different real estate assets in the area. 

Also, you'd have to consider clearing the land and laying down infrastructure if wooded.

@Robin McMullen Usually, lenders add in a prepayment penalty clause in their documents to discourage early payoffs. Though, I'd weigh the pros and cons of an early payoff especially if your mother is elderly and nearing retirement. 

Receiving the cash before the note is due may be a positive thing, depending on your mother's situation.

@Syreeta McDonald This would depend on the piece of land and/or lot you intend to put the homes on. Usually, it's just a matter of calling the zoning department who will need the legal description and address of the home to look up the deed restrictions (if any). 

Since this is a new area of real estate, you may want to go out further from the city and look for parcels of land without deed restrictions.

@Andrew Chime Many homeowners who buy in this niche tend to know others like family members and friends who do the same. Usually, it's generations of families and friends of families who tend to buy when it comes to manufactured housing. 

Another new area are tiny homes which is more of an urban play towards smaller-sized households and those looking to downsize. I think this is a new and growing area for the future in terms of affordable housing.

@Hendra Wijaya Some properties the landlord pays utilities. In these types of cases, it's more of a matter of sub-metering the units which requires logistics. 

Usually, these are older types of properties in my experience. 

For the most part, tenants tend to pay for their own utilities for most properties that I see.

@Grayson Adler There are online avenues for sure to sell and list mobile homes for sale. Though, usually the most serious buyers will be local. 

Personally, I've seen the best results advertising locally around the neighborhood(s) and area(s) where the homes I have for sale or for rent exist.
