Greetings, BiggerPockets! Dustin again, from MogulMind. Just wanted to take a few minutes to let you know about some exciting new features to added to our product. MogulMind will give you your projected ROI and property value at various points in time, monthly cash flow, IRR, Cash on Cash, CAP rate, repair/improvement costs breakdown, charts, graphs, and more. You can even run Alternate Scenarios, for a single property, allowing you to see how different investment paths will lead to different returns.

What's New: 


We are very excited to introduce Shared Investment Overviews. This has been requested by A LOT of you who are (for example) finding investment properties for clients. Now it's easy to share a property with anyone, even people who haven't yet signed up for MogulMind. How does it work? Once you have created an investment (one or more scenarios), simply click the share button to enable sharing:

And then share the provided link through you preferred method of communication. For example, take a look at this rental property that fictitious Adam purchased in May. He has shared a few different scenarios, including one in which he has rehabbed a guest house for additional income.

Remember, MogulMind also handles flips. Of course, shared properties are now enabled for all investment types, and all users.

Gotchya. 

Just for some clarification... Zillow does not access the MLS, they are their own listing service. They are not a brokerage. Redfin, on the other hand, is a brokerage. They have their own (local) agents in every area they serve, and thus have access to the MLS.

There are a myriad of reasons why one website (redfin vs zillow) might have more or less accurate data than the other. Neither is more accurate overall, it will vary from property to property and region to region. Their data is sourced differently, all sources have their own caveats. 

At MogulMind, we receive a lot of interest in our comp engine, and look forward to expanding and enhancing its capabilities. Hopefully, in the near future, we will be able to provide so good a service that you will want to come back to the residential RE market :)

Curious, how are you finding comps?

Indeed, we are working to improve our reach. 

@Lee Ripma, and everyone else that has asked for enhancements related to our comps,

We just released some exciting improvements to MogulMind, aimed at improving our users' experience while viewing comps: 

1. Comps on the map are now clickable, displaying a small preview window when clicked. 
2. Map can now be made larger.
3. Clicking a comp in the comp list, or the More Info link in the map preview, will launch a lightbox displaying verbose property data for the comp, including more pictures, Zestimate info, etc. You now get the most important comp info without leaving your property's page. 
4. The lightbox in #2 includes next/prev comp buttons, so that you can flip through your property's comp details faster, with less clicks. 

In the future, we intend to expand on our improvements to our comp engine, including more comps, filters, etc.

Thank you for your feedback! Right now, we gather the bulk of our property information via an agreement with Zillow (which includes our comps). We are rapidly working towards including other data sources. 

I'm curious, are you looking for:

1. Better comps?
2. The ability to organize and/or moderate the comps?
3. The ability to share comps?
4. Or something else?
