Hi, I am looking to buy very old house more than 100 years old but it produce good rental income , is the good rental income is worth taking the risk to buy a very old house , please help me to decide?

HI, I am buying a house for rent, a little old and I need to rehab it. it has 4 bedrooms and 1 and 3/4 bathrooms with medium size living room. Does it make sense to make it three bedrooms (same size) but expand the living room and make it big living room?
