I'm trying to buy a duplex in Hawthorne, Ca. property was in probate. Agent is telling me now is a regular sell but there is probate advisory (C.A.R. form PA). also they are asking for %10 deposit since it is probate. I never purchase probate could any one help me here. Appreciate

also this is a duplex 2000Sft front unit and 1000sft back unit on verbal contract $1300 rent. front unit is owner occupied and will be deliver vacant after closing screw. I offer $775K any advise from the pro. THX
