Tyler, if I could start all over, I would have bought a 3 family with an FHA loan as my first property. You can do it low money down, be cash positive on your first property - owner occupy and use the cash to do another deal; this approach would have maximized my leverage & been the most efficient use of my money.

You need reserves for the duplex; ask your loan officer and they should be able to tell you exactly what you need to do.

Have you signed the closing disclosure?  With any refinance you should have a 3 day right to rescind, that 3 days is typically based on signing the closing disclosure.  You should not be afraid to ask your lender, if you want to walk because you can get a better deal I would encourage you to be as direct as possible (this is what I would do if I were you).

Work backwards, find some cash buyers & figure out what they will buy and then find those kinds of houses; will make it easy for you target potential deals and ensure that you have the ability to resell the property quickly.
