It will depend on your budget i just listened to a pod cast today where the gentleman said he usually pays 500- 1k and what he tells the seller is that initially he can’t Pay too high of a consideration to lock up the deal because then he wouldn’t be able to buy as many houses as he would like to per month.  I once heard ron legrand tell a seller .. i wont personally pay you (x) amount for the property but if you’d like i can take it out into the market and see what kind of deposit i can get from of my buyers and then we can hash it out, only thing is im going to require at least (x) amount of the deposit 

Please contact me if you’re an agent in Nassau County, who is experienced, or has the desire to work with me in creatively financed deals. I’ll be coming across lease option deals and can compensate you for any buyer who ultimately does a deal with me.  I will also refer any sellers who need to list.

Great post ! Its awesome how everyone contributed.  Does bp have specific forum where deals are broken down?

@Joel Owens what if I’m upfront and say I work with a partner, i find the deals and he funds them, and then I show you my partners proof of funds.

Would that be a deal breaker?

I will be wholesaling in brooklyn and queens ny. Im wondering if there are any investors and wholesalers out there that want to fill me in on what they are looking for and in which particular areas.

Hey guys I found a building in New York that is valued at 900k and the owner is willing to sell for 800k cash.  It nets 94k after taxes (30k) water and gas.  Im wondering if anyone would like to partner up on this? Looks like you can profit after 9 years or less

so if I'm understanding correctly, in laming terms a subject to (wrap around mortgage) is actually legal? And once I have the deed I can refinance, rent, or sell?

The median home prices in ny are way above the national average. Doesn't this present a big risk for him if the housing bubble were to burst?
