I know which property you’re referring to. I actually live down the road. As a neighbor, I’m very much not crazy about that immediate area. I also used to live on Park street which is a close cross street and it’s frankly a problem area in the city. I’m a local investor/landlord and licensed agent. 
I would predict around 100-120 but this obviously depends on renovations. History of the property shows high # for DOM listed around 100-120 and an unsuccessful listing at the height of the market at 190 (wild..). 
for investment properties Hartford is a highly competitive market. I would prepare to not get the property for the starting auction #.

@Robert Tinker alternatively, I have a bedroom in an identical unit with a king and it is CRAMPED. I prefer more room with nightstands on each side, desk, dresser, etc.

@Robert Tinker I've been renting my STR with bedrooms around the same size. One has a full sized mattress with room for a dresser and a desk. The other bedroom has 2 twin mattresses. I've never received complaints about mattress size. I would say it depends on who your target audience is. My guests are normally families or young professionals.

Hi @Cole Beauchemin - Great thinking! I started my college career at UConn Avery Point and have spent all my summers growing up in Niantic, CT. Last year I took the leap and bought a 3-family home in Hartford, CT to house hack and it has been a completely rewarding experience. For me, it didn't make financial sense to purchase a 2 family instead of a 3 family with an ultimate end goal of having absolutely zero monthly expenses. I saw it as having only half of the opportunity. I live on the first level with a private yard, airbnb the second unit and have traditional leased tenants in the third. With Airbnb, I have flexibility and bring in additional income monthly that I couldn't get from a traditional lease. The traditional leased tenants provide an obvious stability. Simply put - one unit pays the mortgage and the other pays expenses, utilities, vacancy and upgrades/improvement costs.

Hey @Jennifer Maiolo - I am an Airbnb host in CT so things are a bit different than your market I'm sure but I have had 2 instances this past year where the guests each wanted to rent for ~5 months through Airbnb. The first guests were baseball players coming into town for the season to play for a minor league team and the second group was a set of interns that would just be in the area for a semester. I make sure they have reviews on the system and try to hop on the phone or a Skype chat first to show them the place but also get a good sense of if this will be a good relationship. I haven't taken it off of Airbnb yet and don't have plans to but I do plan to speak with a lawyer and draw up a separate supplemental contract as my Airbnb is growing rapidly and I feel like the extra level of protection couldn't hurt. 

I've found it a fantastic way to find great tenants who are not in a position to sign a traditional 1 yr lease. My baseball players ended up leaving a week early and it was an easy adjustment that immediately allowed me to get guests in to fill the gaps. They're referring another round of players this year, too! Overall, a win-win for all parties involved so far. The Airbnb protections have been great for me so far as well and give me more peace of mind than what I have with my traditional leased tenants.

Hi all!

I've been airbnb hosting personal properties for years and would love to branch out in 2020 to offer co-hosting services in the local market. I'm located in central CT and looking for information about regulation in the state when it comes to this and the fuzzy area between co-hosting(cleaning/online communication/concierge) and property management regulation. I've seen some guidelines in other states about no PM license being needed for STR under 30 days but I'm not finding anything CT specific. Maybe I'm not looking in the right place.

Is anyone here currently co-hosting or offering Airbnb management services in CT? Would love to hear from you!
