Just elaborating on why I decided to move away from Elite. Its for all the reasons that many of you had already identified. Bad customer service, non responsiveness, slow to rectify issues. I think that as long as you have tenants you’d probably not see many issues. But if you have a vacancy or fail a CHA inspection all the flaws are revealed very quickly. It took them about 6 months to rectify inspection issues- all this time I lost out on rent due to abatement. Also at this point a tenant moved out, but they never told me. Par for the course. 

The process to transfer to GC Realty was smoother than I expected. I sent Alex an email and about a month later keys were transferred. It did take a bit to cleanup the vacant unit and finally get a tenant in. Maybe 2-3 months in all after the xfer? also it took sometime for CHA to start crediting me but I just received 3 months worth of payments from them last month. 

But I’m glad I did it and hope it’s smooth sailing from here on end.

I moved on to another PM company a few months back. Should have done it sooner. Property is finally getting stabilized with income flowing back in. I would advise to run not walk away from Elite as they have some serious issues.

My 1 unit finally got out of abatement after about 5-6 months. Other unit I believe is or will be empty as tenant is moving on. PM did not tell me this. I saw this from the inspection portal that Mark Ainley mentioned above.

5-6 months of not receiving rent due to abatement is not acceptable in my book, especially considering the issues that CHA cited the property for. I'm not sure how many of you allocated 5 months of no rent when you first bought the property due to abatement. But this isn't a good investment if every year you can potentially miss out on months of rent due to inspection failures.

It's been very frustrating for me as it's been 3 months now. Both units are in abatement now. I was finally told that both have been scheduled for re inspection by CHA. It is unacceptable to me that is has taken this long to resolve these issues. I'm not sure what's going on at Elite, but this is no way to run a business. They are alienating their clients and potential for repeat business by having such bad customer service. Alex has made no apologies nor given any explanation as to why my units have been in abatement for so long. I have heard of the same issues from several other clients also. So this is not an isolated incident. I plan on speaking with him after everything is resolved.

Has anyone else been having issues dealing with Elite lately? One of my units is in abatement. I am unable to get responses and resolve issues in a timely fashion. This has been dragging on for close to 3 months now. Wondering if others are seeing the same thing.

My experience has been similar but not as worse as yours. It's been difficult to get answers. I know there's been lots of turnover in the customer service area and leaves lots of room for improvement. When I've written directly to Alex though, he's been responsive and had one of his employees respond to me. But you're right, we as clients shouldn't have to fish for answers.
