What if the housing market goes down? Is commercial building different?(because the what is worth for is based on the rent?) You can get cash only in case the property worth higher than before right? Sorry, I am really not good at non-fixed, floating numbers.

Thank you for the tip! Everyone around me,non-BP-REIers are extremely against buying home right now. I think I am gonna focus on finding the good deal first with patience but not sure how though, because I completely depend on MLS listing.

Today, I read through all this forum carefully just now as the second time. I couldn't digest it well at the first time I read. Thank you so much for sharing your experience, incredible knowledge and expertise. I realize today that maybe I am like the policeman or the barber who Josh or Brandon mentioned at the podcast as the sign of the upcoming housing crash that everyone buys the house or invest REI. (I feel so intimidated and find myself so small and vulnerable).

I really appreciate your thoughtful advice! I am not trying to make tons of money in REI quickly, from looks of it here, I don't even think I am capable of it anyway. I just want to be prepared myself financially in the future by learning wisdom from great teachers like you. Because I have been always a good student in my entire life but just in the not-so-much money making area, science!

Also, to you and David, I am so sorry that I did not introduce myself to you at the meetup. I actually went there last Friday with a big courage but I was late and stood outside the crowd, as a small girl, I couldn't see, hear anything. So, left there in 5 min and went home. (sigh!!) Next time, I will make sure to arrive the meeting early. I look forward to meeting you in person in the future.

Hi @Jayraj Jog Thanks, I am not even sure if I am replying the post correctly. Sorry, NB here. Yeah, I am getting headache, my company is moving to SSF next month. :( I am getting sick of paying the rent. A decade of Ph.D education and postdoc, all I got is just naiveness, don't know anything in real life.

Hi Chris, 

Thank you so much for welcoming me! Oh, god. sorry I don't even know what that means. I googled it just know. Not sure I understood the meaning well but, my complete separate cash from my husband is 100K. He is really not supportive right now. He is extremely scared of me doing something bad in real estate, going into debt, feels more comfortable with just paying the rent. 

Wow, impressive work Minh Le!! Even if there is no initial profit or cash flow, is it still better to buy one small multifamily home than renting here? As the first step to become an investor, I want to get rid of my rent expense here but it seems to be too expensive to put at least 20% down payment. Or should I seriously look into out-of-state investing?

Hi everyone,  

I never thought I would be interested in Real estate investing because buying houses is too expensive. Since I found the BP, I see the possibility and it is beautiful that I can get all resources and can network as much as I can. My problem now is realization of difficulties in purchasing even the first house in SF Bay area. As a newbie, I have no idea how to start out-of-state investing either. I hope to grow with you and BP. Thanks! I look forward to getting to know a lot of BPers!
