Hi...thanks @Christopher Phillips! We were wondering why they are PRETENDING to be a motivated seller. They all state they got our mail piece but in one case we didn't DM them.. they are not on our DM list... In addition, they give property addresses that arent even owned by them. They have also pretended that they don't know the value of the property they speak of...or what they are looking to sell for? Which as an agent, I would venture to say that at minimum they would know the comps in the area of their property? Also, as an agent, are you required to state you are when on this type call or no? We aren't sure what the ethical codes are since my partner and I are not agents.

Hey Guys- was wondering if you could give some ideas on reasons why Agents call pretending to be motivated sellers on our DM campaign? On a small campaign, we already had a handful of agents calling over the last couple of days. Whats the motivation? Its a little frustrating taking these calls... Any fellow investors have tips on how specifically handle these calls? We have a few ideas as to why they are calling, but are hoping for some fellow investor insight behind these calls and to make sure we handle properly. Thank you!

Another consideration that we found on this type of zoning that "grandfathered" means that at no point in time since the property became grandfathered, could it have been vacant. We understood that a vacancy for any length of time automatically nulls the properties grandfathered status and reverts back to the proper, initial zoning status. We aren't zoning experts and cant say this is 100 % certain but have understood this to be the case in here in Miami, where MF dwellings or Mother in law additions are commonly not permitted or zoned correctly. Currently, we generally stay away from these properties when considering deals. Good luck! Definitely interested to hear others' perspectives.
