Hey guys, I was wondering if you had any recommendations for longevity and efficiency for hot water tanks. One of mine is on its way out and I want to make sure I’m buying one that will last. Thank you!

I think that’s a very fair way to run the renovation costs. So thank you for that suggestion.

You also brought up great points about the other aspects of the sweat equity that will needed to be figured out as well. As of now I am the only one who will be finding the properties (which I am fine with because my partner does not know this area and is trusting my knowledge for investment). I will also be doing tenant screening, collecting rent, managing the properties, as well as property maintenance. My partner is essentially a financial investor.

With this is mind do you have any recommendations or know of how others have gone about a relationship similar to this? I was thinking of essentially acting as a non-official “property management company” and charging a set percentage per month based off of rent but I am curious if there are other methods I am not privy to.

I have a business partner who is located in another state. We are just starting to work together, looking for properties to BRRRR in my area (WNY). We are planning on splitting all costs 50/50 for properties and renovations. However, I will be the one renovating the properties here. Do you have any recommendations on how we could fairly incorporate my sweat equity into the partnership?
