@Paul Moorer This thread is hilarious. I am on the side of wholesalers. If you jump into this business you are going to come across brokers, agents who hate the idea of wholesaling. Its sad that common people have found a loophole in real estate that they can achieve with very little money that actually works. The only concern that comes up in conversations with agents, brokers is that they cry about people not having a licence. If this is the main issue in wholesaling, then Paul... you might be onto something my friend. At the end of the day you sell a contract no the home. Several past years Real Estate Agents were looked at as crooks and thieves and now they are trying throw that same image onto wholesalers. Ask yourself have you heard and/or seen anyone in the US get arrested for wholesaling... NO! If done correctly this could be a gateway for your success in real estate. There is a gentleman on this thread that stated that this takes hard work and dedication! Look Up Mark Whitten. He has had several people become successful if you wholesale the right way. Oh and dont worry Im not going to turn you into the authorities for chasing your dreams in real estate.

Networking, if done right produces a snowball effect where new leads generate even more leads and it goes on exponentially. Just Be sure though to bring something to the table as well. It is just as (if not more) important to show what you can bring to a professional relationship.

In only a week of networking I have met two contacts that are potentials for the cash buyers list (or partner if I decide to keep a deal), one who introduced me to a hard money lender which opened the door to many potential cash buyers looking for a deal. 

This weekend I plan on networking is open houses in my target area, while I don't plan on wholesaling an open house on the MLS, they are a great place to meet real estate agents who have access to the MLS and can give you comps (a strategy I got from Brandon Turner's 'Investing in RE w/ Low and no Money Down' which is a great read). Plus, I can drive for dollars on the way. I hope this helps and I wish you the best of luck. Let me know if you want to connect and share ideas.
