Quote from @Anade Davis:

@Morgan Tondre appreciate that I look to register as a GC january 1 in Houston. Looking to move to Houston in April 2025. Definitely focusing on offmarket or even on market multifamily homes (minimum 4 units). started off in real estate development last 2 years but the paydays are brutal building then waiting to sell.

So now looking to switch up strategies to purchase cashflowing properties and then get back to ground up construction or even possible fix and flips.

You're on a great track - best of luck and definitely utilize BP as much as possible!

Welcome to BP, Reno!

Which areas are you leaning more towards? My piece of advice would be to make sure you have a great agent in your corner to help you assess the market, make informed decisions, etc. having a good agent can be day & nights difference when it comes to your experience. I have a few in the markets you're looking in and would be happy to make an intro.

I am right down the way, located in College Station / Bryan market. Have you ever thought about our area?

I'm leaning more towards the Montgomery, Richmond, and Pearland area. I'm looking for an agent that is intimately aware of these markets. It would be great if you can share or make an intro to anyone that knows these markets.

I haven't looked at College Station yet. I'm trying to start off with something closer to Houston as my first property, but will keep College station in mind for the future.

I can highly recommend @Wale Lawal

Quote from @Apurv Asthana:

Hey All, I am purchasing my first rental property in Katy TX (not in 100 or 500 year flood zone). It's a 4 bedroom SFH for $325k, built in 1990 and it's got many upgrades including a 2024 roof. I plan to rent it as soon as I close. I got a few insurance quotes but most of them have deductible at 3-5%. That just sounds too high to be paying up to $10k-$15k in deductible. I want to learn from experienced landlords here, how much deductible should we choose?

Welcome to BP, Apurv! I can get you in touch with a great finance/insurance broker local to Houston if you want to PM me!

Quote from @Eric Gerakos:

“All this to hopefully cashflow a few hundred $$ a month, doesn’t seem worth it.” If you think that is the expected outcome of owning rental property, you should either learn where and how to buy, or invest elsewhere. Best of luck to you.

Agreed with Eric on this one!

I would BRRRR something, but that's just me, and the market is VERY tough right now. I've made a few offers in the last few months on very distressed properties, and I keep getting outbid.

 Agreed with @Steven Olivas here!
