Thanks for the information. I was contacted by someone in Charlton (from BP) to try and get a group of people in Charlton to work together on getting leads, finding investors and properties.

I have gone to the Black Diamond event. I missed the last one due to illness, but I found it very informative and I met a lot of great people. I have met with a few different people around the area and I'm getting mixed reviews on the market in the area.

Yes, it is. I just finish setting mine up. I went a different way. I set mine up out of Nevada (laws are different). Once I start making some deals I will file in my state of MA.
I ended up taking the course. I have had 2 classes and the information that I'm recieving has been beneficial already. The instructor has passed on some good information regarding the little in's and out's of my area.

I have an opportunity to purchase a condo unit (converted apt building).
At 790 sq ft this is working out to be about $44/sq ft
Problems:
1. It is occupied and there seem to some issues with this tenant as there is a disclosure that the buyer will be responsible for evicting said tenant.
2. Related to this issue, this property is being sold as is and sight unseen. There are no showings and no way to see the interior or the state that it is in.
It's close to a local college and was hoping to rent it out.
Does anyone have any insight on how to pursue this or if it's even worth pursuing?

Thanks for the response. At this time I just starting out so its PT. I would eventually like to be a full time investor in the next 2 to 3 years. I have an opportunity to take the class tonight, but from what i have been reading I'm not sure if it makes sense at this time.
I'm just getting into the real estate investing. I have an opportunity to get my RE License, is this something i should pursue?
