@Alex Fredette Welcome.

Plan with a timeline is a good start....

Somerville is one hot area, some of our Investor members are there making killer deals but the barrier to entry (>$$) is high.

@Account Closed Sorry to hear about your job. Most Electricians I know at the very least Moonlight other work.

Very different working for Investors and landlords.

I think you can "Contract for Services"  rather than Partner.

Good luck Buddy!

@Jared Smith Drive where you're looking to invest this evening and let me know if you think they're "tough". Especially Fitchburg where we have a huge project going on.

@Doug Rayburn I had this problem rehabbing a house in ChinaTown so much grease we had to remove lathe and plaster and drywall it.

Another time it was oil paint and trying to cover it with latex.

Worst was a calcimine kitchen ceiling where the paint would "unroll" right behind the roller we were using to put it on;-)

Most of the time I wash it with TSP then clear water and let it dry. If Calcimine (wet sponge turns white with one wipe) then you've got to use KalCote $60/gallon Contractor price $40 but have them shake it twice. Most places don't even have it anymore...

@Michael OConnor Welcome.

If you're doing well with Multis why not run with them for awhile?

@Account ClosedI'd go to an Attorney that handles Real Estate, especially Evictions to set up your paperwork, pay them and now you have someone that will get involved if necessary. PM it yourself, most aren't worth it for one unit.

I usually get all my Tenants from CraigsList, good for checking prices also. Good luck buddy!
