I would look into local REIA's there and look through their vendor directory. They usually have tons of PM companies.

Just recently house hacked so yes it works. I wouldn't expect to cash flow off the first property but expect a significant decrease in expenses.

Yes, I do with my wife and have never regretted it. Make sure you both talk about the pros and cons and how much you can put down financially. Communication is the most important part.

Similar to some of the other comments....don't wait too long and just do it. $1m does seem high but if you two can do it then go for it. House Hacking is one of the best ways to get started in real estate. I can attest to that myself. Best of luck on that journey!

I agree with both of the comments above! I currently house hack and some wouldn't call where we live "nice" but I found it great for my wife and me. I would harp more so on the place you feel is the most important to you and start there. 

I would see the property first. There's no way I could make an offer without seeing it.

This is inspiring! We're 9 months in to a house hack and glad we went for it. 

Hey Zac, although I'm not near Ohio State university I'm just an hour and half in Cincinnati. We recently furnished our unit for MTR. It's a duplex where we live in half of it. We used a variety of places to furnish it like BidFTA, Amazon, Facebook marketplace..etc. We also asked a lot of friends that were moving if we could use some of their furniture. We also updated flooring so we took out interest free loans to complete those projects. In all we were able to complete this with $5k.

I would recommend trying out a couple. I use Innago and find it easy to use. It works for section 8 users as well. Depending on your search for softwares I think for 1 unit you don't need a software but for more you might need to.

Next, some relocation companies allow you to submit your property to their database on their website. CRS and ALE Solutions are some of the bigger players and have that option.

Also, there are small business forming that focus on building relationships with these companies and sourcing bookings for your property for a referral fee. That can be worthwhile if you don't want to or can't spend the time to build those relationships yourself. Also they have the leverage that you won't if you only have 1 MTR.
