Sorry to hear. I had to learn the hard way myself and my eviction took 6-7 LONG months! I tried cash for keys, but this guy knew the system and milked every angle. He raised hell during this time and scared a couple of my other tenants away (it was a 4-plex).

San Diego is very tenant-friendly so make sure you know what’s involved. I worked with Michael at SD Evictions (619-708-6263) and he was great! Worked with him during this eviction and again when serving my tenants prior to selling the property.

As others mentioned. PROPER SCREENING is critical to reduce the likelihood of ever having to go through this. Lesson learned. Good luck Wai!

Congrats on your island success.

We’ve been visiting Maui since 2001 and although we’ve made several offers over the past years (mostly in Kihei), we don’t currently own in Maui. We know the housing, cost of living, dependence on tourism complexity and it will be interesting to see how this new attempt to repeal the TVR’s is going to shake out.

What are people saying now that Mayor Bissen is moving to repeal the TVR rule? Will we start seeing more inventory hit the market soon, or do you feel that most Owners will hold & wait to see how this all shakes out?

I'd rather not mention the HOA or complex name. We already seem to be on the radar for several wholesalers with the number of calls and mailers our neighborhood receives, and I don't want to put a larger target on that.

You need to weigh the pros & cons. As @Ryan Normand mentioned, if your project is relatively small (3 specialized trades or less), I would self-manage the project and work directly with those trade subs to reduce costs. I’m OCD & somewhat controlling so that seems to work best for me.

If it’s a larger project, or if you don’t have the time or ability (out of state) to self-manage. I would get multiple GC bids and go that route. Although the GC’s costs would include sub-tier markup, I have found it to be worth the costs. I’d rather communicate, coordinate & manage one company, as opposed to several. The remodeling work tends to overlap and phasing the work is critical to avoid additional work or delays. The GC should have the relationships & leverage to ensure proper phasing & scheduling. Anyone that has dealt with residential contractors recently can attest that dealing with smaller contractors isn’t the easiest. They are great at securing work, but the follow through (timeliness, consistency, no-shows, work duration) isn’t always the best. That’s just 1 company, multiple that by the # of trades of having to coordinate, communicate & schedule with could be a stressful situation. Here’s how I see it.

Option A - More stress & pay less (most times, but not always), or…

Option B - Pay More + less stress (most times, but not always)

Love the idea of sub-committees! This is my first time hearing about that option and it seems like a great idea for more homeowners to get involved…especially as it relates to their specializations (finance, construction management, negotiations, etc). I’m sure our board would appreciate the additional participation & support and is something I would definitely sign up for👍🏼 I’ll keep you all updated as that progresses, or doesn’t.

Thanks for taking the time to review the information and for the detailed responses! This is why I appreciate BP! So much good content & dialogue on these forums. In all honesty, I have never looked closer at these documents than I have preparing for these responses. This experience and these responses have definitely opened my eyes to what to look for prior to buying into an HOA, even more so as a current HOA homeowner.

You must be reading through some blurred lines. I for one am not blaming the board. I actually am one of few supporting them. As @Jon A. mentioned they’re all volunteers and continue to get voted in uncontested. No one (including me) has been willing to step up and take this unpaid & unglamorous position. They’re like the holders in football…no one even knows they exist until the s#%t hits the fans!

I'm just stating what's happening so that young first time buyers and investors now the realities of buying into an HOA. I'm actually learning a lot myself with all the thread responses!

Just to clarify on the trash. Each unit has its own individual trash & recycling bins & we all have the same pick up dates (no different than SFH), so I'm not sure why each owner doesn't have their own account set up with Republic Services (like SFH homeowners).
