I just closed on a new construction home through Rent To Retirement, and wanted to share my experience. This was my second foray into real estate investing, the previous one being through a “full service” turnkey provider. I know that RTR positions themselves as “turnkey” but the reality is that they are more of a hybrid model - they set you up with everything you need and facilitate relationships with lenders, insurance, property managers, and so forth - but they are not the actual service providers. I would consider them to be more of a consultancy than a turnkey provider, and as such I think they provide tremendous value.

Of course I could do all the legwork from scratch - research markets and properties, find lenders, get home inspectors and insurance and property managers and so forth - but RTR has already done all that and has far more experience and knowledge than I do. I felt that the various service providers gave me preferred service having been introduced through RTR, and I had great experiences with everyone they recommended.

Most importantly, I felt that I could trust my Matthew Seyoum, my Investment Strategist, to represent my best interests without any conflict of interest, and to provide sound advice after understanding my goals and needs.

Time will tell how the investment itself plays out, but so far I’m happy with RTR’s service and look forward continuing the relationship.

P.S. For the record - I am an international investor. The service providers RTR referred me to were happy to work with me even though I don’t have a US residence. That being said, I had to translate a lot of documents on my own for the loan process, so there was more effort involved. Furthermore, I fortunately had a visit planned to the US right around closing time so I was able to have everything notarized there. The other option would have been to get it done at the US consulate, and I suspect that would have been a bumpier road.

Post: Heavy metal contamination - remediated

I have a new-construction SFR property under contract, and the seller disclosed that there had been heavy metal contamination in the soil due to mining activity many years ago. It "was remediated with cap in place so there is still contamination at depth". The property passed final testing by the county health department.

Is this anything I should be concerned about?
