My offer just got accepted for a property with 2 existing tenants. Part of my contingencies was the rent roll and inspection but on reviewing the rent roll, the rent is little compared to the market value for the area. Do I have to keep these tenants or can I give them grace till the end of the year since their leases are still valid till March 2024 ? What are my options. I appreciate your feedback.

Thank you Eliott, Bryce and Carlos. I have stopped communicating with one "GC" I found online who was eager to go check out a property I found. It seemed suspicious since the time he told me He would go check out a property the next day and I wonder how is that possible. How will he provide estimate without going inside the property with the listing agent.

As a newbie in the real estate business, how do I verify a contractor I just found in an online Forum. What should I be asking them besides "Can you do some remodeling work?" before I work with them?

As a real estate investor newbie, I found a contractor but they are asking for $850 retainer fee and $85/Hr fee before going to evaluate a property I found. Does it makes sense to pay this fee?

I am an out of state new real estate investor looking at few properties in IL. I have contacted many contractors via various online platforms in search of a contractor but they all seems to be booked till next year. Any input on how I can get contractors would be appreciated. Thank you!
