Why would you want to flip it once you have your money back? At that point you are producing an infinite return as they say

Thomas, Nice numbers and welcome. Quick question. When I look at mobile homes there is always a lot fee or some type of park fee that eats into Cash Flow. In your area what % of 600 goes to the park/land owner?

Deals like this will keep the cash flowing so keep it up.

If you had to pick just one metric to compare real estate investments what would it be?

Let's say you went out on a weekend and saw 10 investments properties.

What metric would you use to rank the 10 choices 1-10 or best to worst?

For the record I use yield some call it cash on cash but I am curious what others might be using to rank their investment options.

Read a lot and just jumped in. Worst case you take your shot and it doesn't work out. But this is the best buyers market we may ever see so take your shot before life catches up with you with other family obligations!!!

I am preparing to have a great year picking up cash flow rentals near land value and hold for 5-10 years.
I suspect by the end of the year we could see some more government involvement with tax credits which could spark demand especially if they are given to everyone. Also small and regional banks are going to eventually figure out there is an under served market they can make money in while requiring 20-25% down (Rental Property) But this last idea may be more of a 2012 prediction as the banks will suffer more in 2011

Hello Team
Curious if the BP Team of experts has some creative ideas on how I can start to use my large 6 figure Passive Loss Carry Forward?
I earn more than the 125K threshold, I am still employed and plan to be for 2-4 more years.
It just annoys me to no end that I keep building my carry forward loss.
So I was thinking instead of reading the same definition over and over again that I would ask the BP team as you may have some strategies, experience or ideas on how I could structure things to be more tax efficient.

I might be off topic here as I don't know the property details but perhaps the property doesn't look clean from the street. In my experience if several prosepective tenants don't show up there is something wrong with the quick drive by. Lawn, Neighbor, etc???

75% Real Estate
15% Gold/Silver
10% Cash
I expect our Real Estate Percentage to rise as we buy more distressed assets. And then decrease again as our purchases move back to replacement cost (in say 3-5 Years)

I can't speak for the Texas market but in my investment area I am seeing 4 plex with about 3K in income go for about 175K - 200k (w/ no association fees) and you can step up to fixers for about 125k
