Hello All, Im in the process of trying to get squatters off my property. We've gone to court and have an offical move out day. This process have been so stressful!! Anyone else other there in BP land feel like just calling it quits after something like this? Im starting to feel like this is not for me, although I do like RE. I find it hard not to take this situation personally. Anyone out there have any coping mechanisms they use while going through evictions? thanks for your thoughts.

Hello, Just wanted to throw this out there and get some feedback. I currently own a 2 family only at this point. I find that when I market the apartment for rent and receive return calls, people are a little hesitant, and maybe even have a bit of an attitude during our prescreen phone conversation. I'm not sure if this is because Im not representing myself as being affilated with some sort of managment company. Do people feel hesitant to give anyway any information if they feel they are just talking to the average person?? Any thoughts on this?? Also, how would I go about initiating some sort professional managment structure? Looking forward to any thoughts! Thanks

hi Amy, doe not sound like a bad idea. On my craigslists ad i will list what the minimum requirements are for the apartment. For ex. you must have good cedit, must show proof of income, must make a minimum of xxxx per month, please call if you meet these requirements. This may help to weed out unqualified applicants. good luck

yes they do lie. I had an applicant indicate to me that she worked for a special needs home for children, but she was on leave to care for her ill mother. She described the classes she had to take to stay working there and all. When i called to verify employment, this facility had never heard of her.However they told me that she did a have an interview that day. I immediately disqualified her from lying. The most interesting thing was that she had a subsidized voucher for the rent, so it really was not a factor to me if she worked or not.

joannna, some dogs only bark when stangers walk by their house. is this dog always barking??

thanks everyone for the advise. Brian excellant resource, thank you. They did not pay this month's rent (i had them served mid July). They have stopped all payment and any contact with me since getting the letter. as far as cash for keys is concerned, i tried to make an offer with them in early july. I asked them to be out by the end of the month in return they did not have to pay that months rent.... they did not bite on that offer.

dev horn and rob, thank you for the responses. In mass we issue a 14 day notice to quit for non payment. these tenants we chronically late with the rent, so i issued a 30notice to terminate their tenancy. i will consider asking them if they intend to leave, i just dont want it to seem like harassment. also the tip on visitng the property is great. i live pretty closeby so i keep a close eye on what is happening there. thanks again.

Hi, I currently am eviciting my tenants for non payment of rent. I had them served via a constable with a 30 day notice. The 30 day is up on September 1st. I have not heard from them since they were served.

Do I ask them if they are going to leave?? I want to start advertising the apartment.
