Haha Tim that's funny.

My goal is to buy and hold houses and create long term cash flow. How I'm going to get there is by fixing and flipping houses.

But I look at my market and see that I could have a lot of business at short sales. I see a lot of foreclosures going on and I just want to make sure I can identify what situation I'm faced with so I wont act like a bumbling idiot.

Ok here's another one....

So using my example:

Would there ever be a time that the seller would walk away with money?

I was under the impression the seller walks away with nothing.

It's a hypothetical question.

I was just confused as to what it is considered.

That's bean a question on my mind as I'm trying to figure all this out.

I used the search but I could not find an answer.

Question: If I have a seller that has a house he wants to sell....

The house has a mortgage balance of $200,000 he is paying on.

The seller agrees to sell for $100,000...

I line up a buyer for $125,000...

What happens to the remaining balance of $75,000?

I'm really new and I'm just trying to understand the process.
