If I'm going to wholetail a property, do I actually have to purchase the property myself, or can I simply put the property under contract, place the property on the market, with the seller's consent, and do a double close.

If the latter can be done, how is this presented to the seller, in a way that is more beneficial then simply listing it with a realtor. Are the only selling points that they can avoid closing costs and realtor fee's?

Greetings,

I’m an investor currently flipping 2-3 properties at a time in the Houston area.

I’m looking for virtual wholesaling partners so I can start finding my own deals.

I’m a Navy Officer stationed in Japan, so I need someone on the ground in Houston to get the property under contract.

I am prepared to spend $3-5K a month on marketing, take and screen calls, and negotiate sales prices, etc. But I still need someone to meet the seller and have them sign on the dotted line.

I am flying into Houston next week, if your interested I’d like to meet, let me know.

Hi Hector, your local insight is greatly appreciated, and was exactly what I was looking for.

I know this is one of those questions, I'm going to hate for asking later but...when you said PM did you mean Project Manager? I would certainly like the contact for your local guy who helped you with your rehab, I'm trying to establish an experienced team.

As far as hard/private lenders, are you using local ones?

Last question, for properties in the $150,000 - $400,000 price range what's the average profit you are seeing on those properties?

I'm flying into Houston towards the end of the month, and am trying to have as many resources in place as possible.

I didn't think that flpping properties while stationed overseas was possible until I heard your podcast, it gave me the inspiration to move forwrd now, instead of waiting till I got back stateside.
