Good morning everyone!

When I was getting out of the military, I had to take a week long course that showed what benefits were out there for Veterans. One of those benefits was owning a Small Business, and the VA being able to help Veterans obtain that business.

I was recently listening to a BiggerPockets Podcast (can't recall the episode) but there was mention of using a VA Small Business Loan for REI. Since the VA Home Loan does not allow for Commercial Real Estate investing (5+ Units). This led me to a couple of questions.

1). Does anyone own a VA Small Business that operates on REI and what benefits does it provide?

2). Does the VA provide loans to Small Businesses and can it be used to purchase Commercial Real Estate Property that is more that 5+ Units?

@Rick Pozos I love the enthusiasm, but I'm going to have to stay moderate for now. 

I'm currently in the middle of purchasing my first property (multi-family), so I will have to put Direct Mail Campaign on hold temporarily until this first property closes. I'm putting a majority of my time towards that, but I'm already researching my next steps. 

Direct Mail Campaign being one of them, along with finding ways to finance my next property. Would it be ok if I reached out to you when that time comes? Would like to pick your brain on the idea, and see if we can help each other out in some capacity?

@Brian Phelt thank you for providing that opportunity to me! I noticed you are a Real Estate Agent, do you also invest in and own properties? The Real Estate Agent I'm using now does not invest in Real Estate, and someone gave me great advise to find an Agent that shares the same passion that I do. I'm going to finish my first purchase with this agent, because of how much she's helped me so far, but I would like for my next few properties to be with an agent that also invests in Real Estate.

Hello to the greatest real estate investment community in the world!

It seems to be easier to relate to people with similar backgrounds, so I'll tell you a little bit about mine. I'm 26 years old, and I recently left the military 2 years ago. I moved (ran in terror) from the high priced area of DC and Maryland to the comfort of San Antonio, Texas. I have since been working with a contracting company to provide cyber support to military operations. I've been heavily focusing on my degree in Cybersecurity and will be finishing it this July (2017), but to my surprise I believe I have found my calling and it is NOT Cybersecurity. 

Over the past 5 years I've always searched for investment opportunities, and I'm always looking for a great deal in everything. I have always found these deals by communicating with others that have similar interests and it has led me to this path. I have found that real estate is what I'm enjoying the most. I'm constantly reading, researching, growing, talking, and thinking real estate. I get excited every time the subject gets brought up, and I've met so many people trying to do the same thing.

I think about it some much that I've learned practically everything you can about the VA and FHA Loan, all the way up to the VA appraisers "rule book". I'm currently trying to purchase a multi-family home in this extremely competitive market. I do not own any properties yet, but I do have a plan to have at least 10 in the next 5 years. After I move out of my money hole (apartment complex), I will put funds to the side to start a Direct Mail Campaign. As Danny Johnson referred to it in Episode 18, I'm hoping this gets me out of a cubicle that has no windows to the outside world.

Just like many of you, I'm tired of running the "Rat Race" and glad that I'm discovering this now more than later. With finding this community, and the things that I have learned in such a short period of time, I feel like I have a whole new prospective on everything around me. I look forward to growing my knowledge with this community, and to return the favors wherever and when ever I can.

Post: Should I give up on buy and hold?

Farakh Zaman My market here in San Antonio has houses coming and going in a day. I can only imagine how crazy Hawaii could be. I wouldn't give up on the idea of buy and hold, but keep looking into other markets. I would suggest the Texas area, especially San Antonio.
