Can I buy an investment property with cash and then form an LLC, signing the property over to the LLC after I already own it? Or would I need to form the LLC first?

Thanks for the advice @James Wise ! Unfortunately, I haven't been able to find anything I can afford in DC. I think buying an affordable duplex would be out of the question in my immediate area. However, Baltimore has plenty of multifamily properties within my price range.
