Thanks so much to both Shaun and Robert, This information has been very helpful specially the update on the new 4 year period for short sales. Robert I appreciate the info on the portfolio lenders I guess that will be my next step. 

Thanks Jerry,  so you think I'm ok in the current situation to obtain a cash out refinance? Because honestly that's what I had in mind. Any recommendations?

Thanks Bob, I'm very glad you posted this plans of execution, the reason is because it confirms that I was in the right track. My plan is also to complete the whole project than tackle the credit cards. I was just thinking that maybe by getting a hard money loan I would  accelerate the waiting process.

Hello, from Luis to the BiggePockets Family.

I need help growing my Real Estate Investing portfolio. At the moment I have a Single family home rented to Social Catholic Services which works just like a section 8, Checks always on time and its been rented for more than two years with solid tenants and cash flowing. I also have a four unit building free and clear which I've been completely rehabbing and its all been done with cash or credit cards. Right now I have three apartments finished and rented with solid tenants and good cash flow and the fourth apartment almost done. My credit is 678, I had a short sale Two years ago and now the penalty from Fannie Mae has ended. Any advise on what to do next since I'm out of cash and with a few credit cards dept, nothing crazy but some. Thanks in advance!
