Hey BP!
Just wanted to update you all of the progress that I have made since I initiated this posting a while ago.

So far, I have assigned three of the four properties and I have closed on two of them (28 Mar 12). I have collected a $2,000 check for each property, and we are scheduled to close on the third one on 13 Apr 12. That will be another $2,000 assignment fee. Hopefully, we will finally close on the fourth property soon after the third one.

I'm currently utilizing the same marketing technique (post cards to absentee owners via Click2Mail), and I'm still getting calls and potential leads. I'm more confident in my abilities and I'm assured that wholesaling is pretty profitable is you're patient and not afraid of getting your hands dirty.

I want to thank everyone for their well wishes and support. This is truly a site worthy of many accolades.

@Tod, they are separate contracts. I have a couple of cash buyers coming to see the properties on 27 Feb. If they want to purchase all four in bulk, we will have to work something out.

Thanks JP, James, and Steve. I will be sure to post the details after closing. Michael, I do have a clause in my contract just in case I can't get any of them assigned but, I confident that everything will end on a positive note. Thanks for asking!

Hello BP!
It's been a while since I've posted anything to the site but, I'm happy to say that as of this morning, I have locked up four properties under contract with one owner. It has taken me about 30 days to finally get this thing together after meeting with buyers and the owner of the properties.

Hopefully, I can get these contracts assigned soon and just wait for the closing while trying to do more deals. The purchase prices range from $19-27K. The owner is very motivated to get rid of these properties. He's an older gentleman and he's tired of chasing behind these properties. On top of that, he lives about 80 minutes from the properties. I will keep this post updated as the deal transpires. Wish me luck!!

@Leroy, yes. They're listed in the original post. I only listed the highest and the lowest for both properties.

@AJ and Aaron, thanks for your advice. I only presented the highest and lowest COMP for the properties...there are two other COMPS in the middle.

Aaron, If I'm understanding you correctly, I could get into a lease agreement with the owner, then sub-lease it and pocket the difference?

I'm looking to offer $25K on each property, then market them to my buyers. If that doesn't work, I will ask for owner financing.

Thanks for the reply. The owner informed me that he sold the properties to a real estate broker and they didn't know what they were doing, so he bought them back.

I was hoping to get a few more comments than this! Maybe the post was too long. Lol
