I'll be closing on my first deal soon. A duplex in the Gentilly area of New Orleans.

I'm posting to see if anyone has any recommendations for finding a Property Manager.

I work offshore which makes managing myself very difficult.

@Braden Smith I'm already working with a realtor. I'm pleased with the job he is doing so far but wish I would have found someone specializing in investment properties.   I'm interested in NORIEA Any info would be greatly appreciated.

My advice is education. Read everything you can on the topic. I'm new to this and actively searching for my first deal. However I feel confident because I've taken the steps to educate myself. Podcast, these are a very valuable source of information. I cant stress the podcast enough.

It's on the side of a new window seal that I suspect was not installed properly. All the windows are new and don't appear to be flashed correctly.

I am currently seeking a duplex in the New Orleans (mid-city) area. This being my first investment property, I was overjoyed to discover a promising prospect fitting my criteria perfectly. Finding this early in my search I knew something had to be wrong. I was right Mold. My gut tells me this is a deal breaker, and I have abandoned all thought of purchasing this property. However I cant help but wonder, what are others opinions on this?

Thanks for the support everybody. @paul Timmins I found J Scott to be one of the most informative podcast guest of all the shows ,so I will definitely be reading his books. As for the advice on going to a local REIA meeting @Franki Woods @Jeff Libby, even as a newbie I know this would be one of my greatest resources. I suppose I haven't done it yet because I'm just a bit nerves about attending,being the "new kid in school". The reason I'm disclosing my unease is because I know I'm not alone. I want to encourage all the other new kids out there who may be reading this to become active. Being met with so much support from my first post has proved to me that my insecurities are senseless. I will begin resourcing my local clubs now.

Hi, my name is Chace Mott. I'm new to real estate investing. I've been extremely inspired by the podcast, as well as the books recommended in them. I can not thank the active members of this community enough. You all have light a hell of a fire in me.  I've just been pre approved and will soon begin searching for my first investment property.

I'm looking to buy and hold small multifamily    

A couple of my apprehensions are knowing I have the right lender, and realtor.

I  would appreciate any advice.
