Well when we bought the property it was marketed as a duplex. But it wasn’t until later on that we found out it was zoned to be a single family home. Which meant we had to go through the process with planning and zoning to get it reZoned. That was fun 😑😂

It also had sketchy electrical work done which we had to upgrade. & with historic homes once you touch a major system you have to bring it up to current code. It just seemed like blow after blow. It’s already enough cosmetically dealing with older home but i wouldn’t trade the experience for anything.

This is a great topic. I love working with my hands and don’t really see it as a hinderance. I’m still at the beginning stages so who knows how I will feel 10-15years from now. As it is currently I enjoy the sweat equity in each project.

My wife and I jumped into the investing game in 2016 with this historic single family in downtown Macon,Ga. Though we were optimistic there were so many obstacles we faced throughout this entire process. It’s been 3 LONGGG years but our confidence in its potential has never wavered.

The property has built almost 40k in equity and will cash flow around $600/per month. I think despite the losses we’ve incurred the amount of knowledge and confidence I’ve gained from this project will propel us to go as far as this real estate journey will take us.

I say all that to say any beginning investor out there who is scared to start or nervous. Take the leap! Even if goes bad make sure your plan aligns with its potential and do it! The knowledge you gain and confidence will supersede all the downfall. At least, that is my opinion.

I currently reside in Atlanta and would love to connect with investors and real estate professionals around the area.

Hey BP, I stumbled across a website through a forum on here but there wasn't much info on it. salesteamlive.com is the site and I was just curious to know if anybody here has used them for marketing at all or know of anybody who has? Or are they a scam?

I stumbled across this website going through previous forums and was just wondering if anybody has ever used this site salesteamlive.com for marketing? If so, how effective was the campaigning through them?
