I know a really great company but they are not local. Prestige Credit Restoration is based in Arizona 877-741-2006 , We have used them to flip several clients. They are honest and hard-working. They charge a flat fee upfront, and as much as we were against it at first their outstanding performance set our mind at ease. This is our client.

I recently fell into a POF of around $40MM,it's money from a family trust from an old friend but the only stipulation is that I must buy pools of properties starting at around $20MM and up. I have flipped several single family properties but not on that large of a scale.

The money is 100% accessible as long as I can get in contact with the correct person which I'm thinking is some sort of asset manager, but I have no clue where to start.

For the first time I can honestly say that the MONEY is not the problem.

Any help BP is greatly appreciated.

@shannon Jefferson You can inbox if you want that companies info. A lot of people think removing it is dishonest. I'm sure they never had to deal with having a foreclosure on their credit. Regardless of the circumstances of why or how it got there, the end results is that it can be removed permanently. The only issue you will run into if within the last 2 years is a mortgage software called "AMIS" well I think that's the name, but it is not connected with the credit bureaus it's connected with public records. This program will notify the mortgage company of any foreclosure in the past 24 months.

Credit Karma is OK for a free score but its only TransUnion and most of the time is off by 40-65 points.

I would say use Equifax.com/freetrial you will get the first month FREE and they pull all 3 scores, as long as you cancel within 30 days you wont be charged at all.

If for some reason you happen to forget they will charge you $17.95 a month until you cancel.

@Bhavna J. I know you don't want to hire a professional company , but it kind of makes sense to go with the professional. I have a company that can get it removed for about $300. That's not a bad price and its a pay after you see the results so there is really nothing to lose.

Sean, If your looking to get your clients qualified I think I can help. Check out verifiedprimarytradelines.com they have a fast credit restoration program. I had a property that I purchased and the renter wanted to stay in the house. We used this company and was able to clean the renters credit and they were able to get approved for a FHA loan in about 45 days. I know alot of people might be against it but My goal is flipping houses and they worked for me.

BTW.....

You don't need your own card or any access to the account. You just want your SSN added to the Credit Card Account. As soon as the CC Report to the bureaus you will gain a new Tradeline on your credit report as well as all they history from your family member.

If the Account was open 10 years ago you will gain 10 year of on-time payment history to your credit score.
Should give you 50-60+ point increase.

Michael,

If you have any family in the states that have excellent credit you can actually use that to your advantage. Have a family member with an excellent credit history add you to their account as an Authorized User.

It wont negatively effect their credit but it should shoot your credit to the moon. Make sure they are not late on any payment or have high limits, hence the term "Excellent Credit".

There is only a hand full of credit cards that offer the AU feature. AMX, CITI, BofA, Discover, Cap1, & Chase.

There are companies that sell this service as well , but before you go spending money I would check with family and do it for FREE.

Most student Loan debt is given with a very low interest rate. I would really analyze this decisions based on the cost your are saving by paying your student loans off and based on what your future payments would be after the refi on all properties.

If your way past that point and it makes sense to refi and payoff student loans I would say go hard money they tend to give a little more if the deal makes sense, but they will not hold the Note for that long they typically do 6 months to 2 years with Rates of about 6%-8% LTV 80% I have seen as high as 90%.
